What You’ll Get – The Construction Plan Package

Each Construction Plan Package includes clear and detailed architectural plans created by a registered architect and experienced draftsmen. These professional documents ensure accurate, efficient, and high-quality construction. While custom architectural plans can cost $15,000 to $30,000 or more, our standardized packages start at just $750, offering exceptional value.

The Construction Plan Package Includes:

  • Foundation (or Piling) Plan: Detailed 1/4″ scale drawings covering foundation elements like footings, piers, columns, and girders.
  • Structural Floor & Roof Framing Plans: Displays beam sizes, joist and rafter specifications, and spacing details.
  • Exterior Elevations: Four-sided drawings at 1/4″ scale showcasing materials, windows, doors, and roof configuration.
  • Floor Plans: 1/4″ scale plans with comprehensive room layouts, dimensions, fixtures, and cross-references.
  • Cross Sections & Wall Sections: Vertical cutaway and wall detail views illustrating structural components and materials.
  • Detail Drawings: Large-scale details highlighting primary construction conditions.
  • Interior Elevations: Detailed kitchen and bath cabinet designs and other key interior features.
  • Project Manual: Includes bidding documents, general requirements, and outline specifications.
  • Mechanical & Electrical Layouts: Diagrammatic layouts for primary systems (HVAC and electrical designs must be tailored locally).

Note: While our plans cover typical conditions, your contractor must interpret the drawings to address unique circumstances. Materials lists are not included.

Study Plans Include the Following:

Study Plans are 1/8″ scale presentation plans offering an overview of room dimensions, building sections, and elevations. Delivered in 11″ x 17″ format, these plans help with:

  • Estimating project budgets
  • Ensuring compatibility with your property
  • Verifying compliance with local building regulations

    Important Information About Study Plans:

    • Study Plans are non-returnable.
    • Confirm design accuracy before purchasing the Construction Plan Package

 

Study Plans Include the Following:

Square Footage Calculations

Square footage is measured from the exterior walls, including all heated spaces. Stairs are counted once in multi-level plans. Additional features like basements, garages, and porches are not included in the calculated square footage.

How Many Plan Sets Are Needed?

Typically, five plan sets are required:

  1. Two for your contractor
  2. One for the local building department
  3. One for your financial institution
  4. One for your personal reference

Additional sets are available upon request.

Reversed Plans

If a house plan suits you better as a mirror image, we can provide reversed plans. Simply select this option when placing your order.

Plan Changes

Minor modifications can often be made by your contractor. For significant alterations, there are two options:

  1. Southern Cottages Customization: Share your desired changes via call or fax. We provide study plans with your alterations for review before updating the full construction documents. A 50% retainer is required upfront.
  2. Local Architect Modifications: After purchasing the plan (license), you may engage a local architect or residential designer to make changes. AutoCAD files are available for this purpose.

Note: Liability for modifications rests with the person making the changes.

Shipping

Plans are shipped via priority mail unless specified otherwise. While most plans are available for immediate shipment, some may require a lead time of 3 to 6 weeks. Please check availability when ordering or contact our office for details.
